Spain Rent Update Calculator
Spain · HousingCalculate your new rent after applying the annual update percentage (IRAV or CPI, depending on your contract) — enter the percentage already published by Spain's INE and get the new rent and the increase in euros.
How is it calculated?
New rent = current rent × (1 + percentage ÷ 100). This tool never calculates the percentage for you: Spain's statistics office (INE) publishes it every month (the IRAV, for contracts signed from 26/05/2023 onward, or whichever index your contract agreed to, usually the general CPI, for earlier ones), and it changes monthly — that's why you enter it yourself, looked up from the official source, instead of this calculator guessing it or having it fixed in advance.
Examples
€700 rent, 2.47% update (IRAV, 2024 contract)
New rent: €717.29 (+€17.29). Since the contract is after 26/05/2023, the IRAV applies.
€900 rent, 3.5% update (agreed CPI, 2022 contract)
New rent: €931.50 (+€31.50). Contract predates Law 12/2023: the agreed index applies.
€600 rent with a negative update (deflation)
New rent: €594 (-€6) — a negative percentage reduces the rent.
IRAV vs. CPI: which index to use
The IRAV was designed to never exceed the CPI: it's calculated as the lowest of the general CPI's annual change, the core CPI's change, and an adjusted average rate — so it's usually somewhat lower than the CPI over the same periods.
