Spain Municipal Capital Gains Tax Calculator
Spain · HousingEstimate Spain's municipal capital gains tax (plusvalía municipal, IIVTNU) when selling a home, using the objective method (official coefficients on the land's cadastral value) and, if you want, the real-gain method — always picking whichever is more favorable, as Spanish law allows.
How is it calculated?
Objective method: taxable base = land's cadastral value × a coefficient based on years of ownership (Spain's official maximum coefficient table, Royal Decree-law 8/2023). Real-gain method: taxable base = (sale price − purchase price) × (land's cadastral value ÷ total cadastral value) — the share of the real gain attributable to the land, not the building. If there's no real gain (you sell at or below what you paid), no tax is due. The final tax is the taxable base × the rate your municipality sets (legal maximum: 30%). Since 2021 you can choose whichever method is more favorable.
Examples
Objective method: €40,000 land value, 8 years owned, 29% rate
Taxable base: €40,000 × 0.19 = €7,600. Tax: €7,600 × 29% = €2,204.
Comparing the real-gain method (smaller gain) against the objective one
Objective: €2,204. Real: (€10,000 × 40%) × 29% = €1,160. The real-gain method is more favorable.
No real gain (sold below the purchase price)
No real increase in value: no municipal capital gains tax is owed.
Objective-method coefficients by years owned
These are the MAXIMUM coefficients set by Spain's Tax Agency (Royal Decree-law 8/2023, art. 24) — each municipality may apply equal or lower coefficients in its own tax ordinance, never higher.
