Spain Money Needed to Buy a Home Calculator

Spain · Housing

Before shopping for a mortgage, this calculator answers the question that decides whether you can buy now or not yet: how much savings do you really need, not counting what the bank lends you? The down payment is only part of it — taxes and notary, registry, and agency fees are paid separately and all at once.

ITP (resale, varies by region) or VAT+AJD (new construction).

How is it calculated?

Down payment = home price × the % you're putting down (banks usually lend at most 80% of the price, so the typical minimum down payment is around 20%). Taxes = price × your applicable rate (ITP on a resale, which varies by region, or VAT + AJD on new construction). Notary, registry, and agency costs = price × a rough percentage. Mortgage origination fee = capital to finance (price − down payment) × its percentage, if your mortgage charges one. The total needed is the sum of all that plus other costs (moving, furniture, initial renovations…).

Examples

  • 250,000 home, 20% down payment, 8% taxes, 1.5% notary/registry, 0.5% origination fee

You need 77,750 saved (50,000 down payment + 27,750 in costs and taxes).

  • 180,000 home, 15% down payment, 10% taxes, 1.2% notary/registry, no origination fee

You need 49,160 saved (27,000 down payment + 22,160 in costs and taxes).

Which tax you pay depending on the type of home

With a 250,000 home, a 20% down payment, 8% taxes, 1.5% notary and registry, a 0.5% origination fee, and 3,000 in other costs: a down payment of 50,000, taxes of 20,000, and a total needed of 77,750. Illustrative figures; check your region's rate.

Once you know how much you need saved, compare whether buying or renting makes more sense with the buy vs. rent simulator and calculate the payment with the mortgage calculator.
